Part 2
Open the property Folder on Drive.
Open The PRELIM checklist (It is located in “Training 2024”)
Copy the checklist and Paste it on “Notes Page”
Once a task is completed on the List “Checklist”, delete each on the list
Open and log in to MLS
Go to Realist- Then search the subject property
Click on “Reports”
Flood Map - Print and Save it to your computer
Get the Zip Code form Realist
Click on the link below in Realist “Tax Number” to open a County Tax Record
Open Smart Charts in MLS- Enter the Zip code
Click on “Reports”
Scroll down in “Local Market Insight report
”Click on “Go” (If this is a RETROACTIVE REPORT // change the date to the appropriate time frame from the dropdown box)Download and Save it
Open the Report (DOWNLOAD the file from the CLOUD into the correct template for the report)
GPAR- Go to ASSIGNMENT PAGE
Client- Order Form “Certified To”
Lender-Order Form “Certified To”
Borrower- Order Form “Certified To”
Bill to- Order Form “CLIENT”
Ship to- Order Form “CLIENT”
Job Type- Get it on Order form,
what is the Appraisal for? CMV or DOD
Property Type- SFR/CONDO/MULTI/New Construction
Loan Type- Private
Form Type-gPAR
File Number- Our File or Order number from our Order Tracker sheet
Main File Number- Our File or Order number from our Order Tracker sheet
Invoice Number- Our File or Order number from our Order Tracker sheet
Invoice Date- Date you typing the report
Property Address should prefill from setup- Subject Property Address
Add the APN- Get it from County Tax Roll website
Add the Legal Description- Get it from County Tax Record (Add “(Deed to Govern)” at the end of Legal)
If it is not on realist OR the public record when you search by address then we will have charged extra for it (this would have been noticed at the quoting/scheduling stage) and we would make note on the notes page. In most cases information would be provided by the client if not available on public record.
Instruction from the client- Go to Order or Calendar to get the information where to send the report.
Click on “Map reference” and verify that the address populates in the correct location
Next make sure all Box are checked then click on Finish
Taxes and Tax Year- Special- Always Zero
Go to County Tax Record Tax Information
Get the Most recent tax bill “Combined taxes and assessments” - We round off the amount
Enter the Year Built, Room Count & Square Footage (under air value/living)- Realist or Tax record
Fee- Get from Order form or Calendar
Owner-Tax Record
Click on Save, make sure to save it to “My reports”
Go to form tabs and go to invoice
Invoice- Check on the calendar, Sketch/Work file or Subject photo or a Photo showing that this is already paid or not. If you are not sure that this has already been paid, put a note on the “Notes” file and make sure to BOLD it and Highlight in YELLOW to catch her attention.
Appraiser Independence Certificate- Make sure to have Appraiser cert number and name.
USPAP Identification- Checked box “Appraisal Report” Scroll down and make sure it, has effective date and the Date of inspection. - If the effective date is retroactive, enter the date then right click on the field and choose LOCK to lock the date in place. Do this on the inspection date as well.
Insert Maps
Flood Map- Remove the Generic page
Click the insert button above Title of form - “Flood Map” Browse - Choose the one you download from Realist
Click “OK”
Click the insert button above Title of form- “Market Trends Report” Browse - Choose the one you download from Smart Charts
Click “OK” - Also make sure to Blur Lora information on Top right corner
Take the Median Sales Price number and put it in the bottom field of the one unit housing section on page 1 (see video for more)
Move Flood and Market trends to the correct position
Delete the 2nd page of Flood Map - Make sure that the Flood Map named Flood Map
Maps lineup should look like this: Market Trends Report, Plat Map, Aerial Map, Location Map, Flood Map,
Aerial Map- Click the page and click “Location map” (Make sure that it is on the correct spot)
Zoom out 3 to 4x to see the Neighborhood
Finish
Plat Map- Get it from Tax/County
Go to County
View Map
Continue Print (PNG 32)
Then copy and paste it to the report
Optimize - Put the Bubble “Subject” and follow prompt
Save image
PHOTOS & SKETCH
All Photos for the Subject should be above of Plat Map
Note: If a check is on the photo page we need to delete it, but before we do that we need to save the check photo into our property folder
Create a new Word doc into the property folder - Named it “File Number Payment” - Paste the photo of the payment check with the check number
Go to invoice page write the Check number date and amount at the bottom
Cover Page- Get the subject front and paste it into the Cover page
Copy all the notes from Lora to our Notes in the property folder. You will see this notes on Subject main photo as a bubble Photo Labels-
Go back to the photos and make sure the labels are correct if no labels, please label it correctly. If you are not sure how to label a photo, please make a note on the Notes page and put a ? on the photo description
Sketch- Move sketch to above PLAT map and below all photos. Clean up the sketch, make sure all dimensions are outside of the living area. Delete any blue labels, and replace them with regular labels. Delete any information on payment/ size etc. from setup.
Room Count- Count the rooms in the sketch to have the correct number of total room beds and bath. Half baths should be listed as such (i.e. 3/2.1 - represents a 3 bedroom 2 and a half bath)
GPAR Comp PAGES- If the Report is missing comp pages (this is typically already completed within the template), Click on GP Residential Page 2, if it does not have 2 Comp Pages, you need to add them. Click on (Green Plus Sign) Add “Additional Comparable” page
Save and Close
PRIOR SALES
Research prior sales or transfers of the subject within the required timeframe and make required commentary.
SITE SECTION
Dimension- Count the dimension from Plat Map from County/Tax Record and enter it clockwise (starting with the street).
Enter in the dimensions, then tab to the next field so the system will complete the calculation, then go back and add the “Survey to govern” as shown here. Sample: 77x45x12x85 (Survey to Govern)
Zoning Code & Description-
Go to Realist & Search the subject Property
Scroll down a little bit and you will see the Zoning information- If you can’t find it on Realist, check the public record, if unable to locate, make a note for the appraiser, highlight in yellow
Zoning Compliance- Always check Box
Are CC & Rs applicable- Always Unknown
Have the documents have been reviewed- Always NO
Highest & Best Use as Improved- yes
Actual Use as of Effective Date- whatever you doing appraisal for at the time of inspection like LAND/SFR/MULTI -Use as appraised in this report- Always same as the Actual Use
Summary of Highest & Best Use- Add canned comment in quicklist “The improvements….” unless it’s vacant land then add canned comment
FLOOD ZONES – ADD COMMENTARY REQUIRED FOR FLOOD ZONE LOCATION. (See Video for more info)
IMPROVEMENTS SECTION
Complete Improvements section using the photos in the report. (See Video)
Complete the features statement. (See Video)
Complete conditions statement, and add an updates to the conditions statement. (See Video)
Pulling the Neighboring Clone File / Merging the Info. (See Video)
